The Oakland County housing market remained highly competitive in February 2026, continuing to favor sellers. Limited inventory combined with strong buyer demand kept prices stable and homes moving quickly throughout the county.
With just 1.46 months of inventory, Oakland County continues to operate well below the balanced market level of about five to six months of supply. This limited supply means buyers still face competition, while sellers benefit from strong negotiating positions.

Inventory and New Listings Trends
Inventory showed a modest increase in February, with 1,564 active single-family listings, up 4.8% month over month. Meanwhile, 956 new listings entered the market, keeping supply steady but still well below what’s needed for a balanced market.
The median list price for new listings held steady at $400,000, while the median list price of active listings climbed to $448,152, indicating sellers are continuing to test higher price points as demand remains strong.
Despite these price increases, homes are still selling quickly.
Buyer Demand Remains Strong
Pending activity shows continued buyer interest. In February:

767 new listings went pending, up 7.1% month over month

810 total homes were pending, an increase of 15.4%
Homes also moved into contract quickly, with a median of just 14 days on market for pending listings.
These numbers show that well-priced homes are still attracting buyers quickly, even as mortgage rates and economic conditions fluctuate nationally.
Home Prices and Sales Activity
Closed sales remained steady with 621 homes sold in February.
The median sold price was $360,000, holding stable month over month. Homes sold for 98.3% of their list price, which reflects strong negotiating power for sellers while still leaving room for buyers to negotiate slightly.
The median time on market for sold homes was 27 days, indicating homes are still moving relatively quickly compared to historical averages.
What This Means for Buyers and Sellers
For sellers, the Oakland County housing market still provides excellent conditions. Limited inventory and high buyer demand mean well-prepared listings can still attract strong offers.
